Real estate in Abu Dhabi: growing demand and attractiveness for investors

Among affordable apartments, the areas in greatest demand are Al Reef and Al Ghadeer.
In the luxury housing segment, apartments on the islands of Al Reem, Yas and Saadiyat were in high demand in 2023.
Market records:
Saadiyat Island recorded the most significant price increases, with luxury apartments increasing by 8.73% and premium villas by a whopping 12.9%.
According to analytics, in 2023, more than 14,000 transactions were completed for the purchase and sale of residential real estate (finished and under construction) worth more than 52 billion dirhams.
Profitability of real estate in Abu Dhabi:
Investors interested in rental yields should take a look at Al Reef - the yield on available apartments here is 8.04%. Al Reem Island offers a favorable 6.65% annual rental income for luxury apartments.

Villa yield analysis: In the affordable housing segment, Hydra Village offers a yield of 6.78%, while in the luxury sector, Al Raha Gardens performs best at 6.04%.
