"Khamovniki 12" // 2025

“Khamovniki 12” is a 14-storey de-luxe class club house located in the historical center of Moscow on 1st Moskva at Truzhenikov Lane 12.

“Khamovniki 12” is a project where innovations and fashion trends of the 21st century are presented in a strict neoclassical form. The architectural concept of the house was developed by Evgeny Gerasimov, one of the most famous and respected architects of the Northern capital. The facades of the house will be made of Jurassic marble. And in the decoration of common areas they use only natural, environmentally friendly high-quality materials: travertine, gypsum, three types of marble, maple veneer, brass, gold leaf. In addition to the fundamental plasticity of the house, built in accordance with ancient ideas of beauty, “Khamovniki 12” is decorated with decorative elements and bas-relief panels by the modern classic sculptor Nelson Afian. And the design of the lobby and one of the penthouses was developed by Oleg Klodt, an author with a worldwide reputation.

The project provides 49 spacious apartments ranging from 100 to 336 sq.m. As well as two unique penthouses with an area of 273 and 304 sq.m., with a separate elevator. A special atmosphere of comfort in the penthouses is created by wood-burning fireplaces with coal filtration and spacious terraces, which offer breathtaking panoramas of the Ukraine Hotel, the historical buildings of Khamovniki, Novodevichy Square and other architectural attractions. The pearl of one of them will be its own swimming pool with magnificent views of the embankment and Moscow City.

The premises on the ground floor of the house are expected to house a club SPA zone and a premium class restaurant. For the convenience of residents, in the underground part of the house there is a four-level parking lot for 87 cars, 7 motorcycle spaces, as well as storage rooms. Access to the parking lot will be via modern car elevators. It is planned to place its own depository on one of the underground levels.
