The volume of supply of premium new buildings has increased over the year
According to analysts, 2.6 million square meters are on sale in the primary apartment market within the boundaries of “old” Moscow. m (+9.3% per month, +2.9% per year) and 45.7 thousand lots (+11.7% per month, +2.4% per year). The share of the mass segment is 45.8%, business class – 43.9% and premium class – 9.9%.
The increase in supply in the premium segment is caused by a record addition of new projects - in 2023, seven premium projects entered the Moscow market.
Half of the supply of premium apartments is located in two districts of Moscow: in Presnensky - 79.3 thousand square meters. m and in the Ramenki area - 35.8 thousand square meters. m. Premium class apartments are presented in 15 districts of Moscow. In 2023, this list was replenished with the Sokolniki, Gagarinsky, Begovoy and Donsky districts.
Most of the exhibition of premium class apartments is at the initial stage of construction readiness - 48.4% of the area, at the stage of installation work - 6.4%, at the final stage - 14.4%. The share of completed housing accounts for 30.8%.
